This Privacy Policy applies only to information we collect at and through our web site located at Certain tenants may have access to Regency social networking sites made available through Yammer and access to online payment options at Regency’s Payer Express site. The privacy practices relating to those sites are available on each site. Our web site also contains links to third party sites that are not owned or controlled by Regency. Please be aware that we, are not responsible for the privacy practices of such other sites. We encourage you to be aware when you leave our site and to read the privacy statements of each and every web site that collects personally identifiable information.

Information Collection & Use

Regency collects personally identifiable information from our users at various points on our Site.

Tenant Services

In the Tenant Services section of our Site, tenants can submit a Work Order to us and submit sales information to us in connection with your Lease. The information submitted may contain personally identifiable information, such as your name, email address and telephone number. Information that you submit will be used to provide services to you and/or used by Regency is permitted under your Lease and applicable law. We may also use this information to contact you if we have questions regarding the information submitted or your Lease.

Investor Relations

In the Investor & Media section of our Site, users can request information and submit questions and comments. This investor relations portion of the Site is currently managed and operated by a third party service provider for Regency identified at the bottom of the main Investor & Media page ("IR Provider"). Users are required to submit personally identifiable information in order to submit questions or comments, including your name, telephone, email address and mailing address. We and/or the IR Provider use this information to answer questions submitted, provide the information requested or respond to your comments. From time to time we send emails to individuals and companies that may be interested in doing business with Regency. For example, we may send emails identifying property for sale or lease by Regency. Some of our emails automatically collect the recipient’s email address so we can track who has read the emails. The emails may also give the recipient the ability to provide us with more detailed contact information if the recipient desires to receive additional information from us. We will handle and use any personally identifiable information consistent with this Policy and applicable law. As required by law, we allow recipients to opt-out from receiving commercial emails from us in the future.

Log Files

As is true of most Web sites, we gather certain information automatically and store it in log files. This information includes internet protocol (IP) addresses, browser type, internet service provider (ISP), referring/exit pages, operating system, and pages viewed. We use this information, which does not identify individual users, to analyze trends, to administer the Site, to track users’ movements around the Site and to gather demographic information about our user base as a whole. We do not link this automatically-collected data to personally identifiable information. We use a third-party tracking service that uses cookies and log files to track non-personally identifiable information about visitors to our Site in the aggregate to track usage and volume statistics so we can continue to improve and enhance our Site.

Service Providers

We collect information from you so that we can provide services and information to you that you pay for through our Site or otherwise request from us. We use an outside web hosting company to operate and maintain our Site. Accordingly, the web hosting company will have access to any personally identifiable information collected through our Site. As described above, we use a third party IR Provider to operate and maintain the Investor & Media portion of our site and the IR Provider will have access to personally identifiable information submitted in this area. Legal Requests or Requirements and to Prevent Harm

We reserve the right to disclose your personally identifiable information as required by law and when we believe that disclosure is necessary to protect our rights and/or to comply with a judicial proceeding, court order, or legal process served on our Web site.
