Doug Pearl is Vice President of Architecture and Placemaking and brings more than 17 years of retail, mixed-use planning and design experience to Regency Centers.
Doug joins us from the University of Southern California’s Real Estate Development & Capital Construction Department. At USC he managed the design and planning for more than $950 million in capital projects including The Village at USC, a mixed-use project with 2,500 student beds, and 100,000 SF of retail space. Prior to joining USC in 2011, Doug was the Founder and President of Urban Design Studios Inc., providing design, planning and management for retail, mixed-use and residential developments. His clients included Fritz Duda Retail, Lennar Urban Mixed-use, UDR Apartment REIT and Architects Orange, among others. In 2008 he merged his company with Nadel Architects; and became Vice President and Managing Director of Nadel Urban Design Studios. With Nadel he oversaw urban retail and mixed-use for Nadel's five offices. Prior to Nadel, he worked for Hardy Holzman Pfieffer Architects in New York.
Doug earned a bachelor’s degree in architecture and art from Lehigh University and earned a Master’s in Architecture from the University of South Florida. Prior to switching to an architecture degree he studied business and finance.
Doug's passion for design does not stop at work. He and his wife spent the last several years designing their dream home where they enjoy time with their 10-year-old twins. When he’s not traveling or playing golf, Doug is supporting causes related to children in need, education and animal welfare.
